Project Statement

This project was once the world's tallest concrete frame residential building. It currently has the highest rooftop pool in Chicago-few use it because of wind problems. Its corner location, across from the historic Water Tower is highly prominent, but everyone knows it as the "Walgreen's building", the ground floor tenant. The first five floors consist of a blank stone wall on the Magnificent Mile, the highest rent street in the US.

The goal:

To "re-envision" the building. To add building amenities, to redefine the residential entry, to explore possible commercial income all while respecting the existing building language.

The solution:

Expand Walgreen's glass exposure and enlarge / update the residential lobby. Parking was reconfigured using stacking units to allow for a gym on the 4th and a restaurant on the 5th that becomes a dramatic cantilevered glass box overlooking Water Tower. Glass panels were added to the roof pool for wind control / privacy. Finally, newly "weaved" private glass faced terraces were added that play off the buildings vertical stone bands.
